
A Year Long Journey to Homeownership
Working as a mortgage professional often brings unique challenges and stories of perseverance. One such case started in November 2023, marking the beginning of an almost year-long journey with a client whose determination and resilience left a lasting impression on me.
The Challenge
When we began, my client’s credit score was in the 400 range. This posed a significant challenge, as a higher credit score was essential to qualify for a mortgage with favorable terms. Together, we devised a plan to gradually improve their creditworthiness. This involved paying down specific credit card balances and lines of credit, prioritizing strategic financial decisions to boost their score.
While making progress, a missed phone bill payment by the second borrower caused a temporary setback, dropping the credit score back to the 500 range. This occurred at a crucial moment when their offer to purchase was accepted. The situation added pressure and complexity, as their credit score was below the minimum required to proceed with a 10% down payment. Additionally, the 100% gifted down payment created another negative point in the file, complicating the process further.

The Rollercoaster Ride
Throughout the process, I urged the client to remain patient and cautious. However, their excitement led them to move faster than expected, placing an offer before receiving a pre-approval letter. This added to the challenge, as their credit score and financial readiness were not yet at the ideal level.
Thanks to their family friend who stepped in as a co-borrower and one of their kids who also contributed to strengthening the file, we were able to present a more solid application. Their support played a crucial role in improving the overall financial profile.
The Turning Point
Despite the hurdles, my client’s determination inspired me to push forward. With the support of Radius Financial, we were able to navigate the complexities of their file. Their final credit score landed in the 600 range—just enough to meet the threshold for approval with 10% down.
The Outcome
Against the odds, we secured the mortgage and made their dream of homeownership a reality. The process was a testament to perseverance, collaboration, and the importance of having a clear plan.
